Loan Servicing Specialist


Responsible for balancing the critical elements of loan servicing, document retention and proper collateral recording on consumer loans, while also assisting with coordination of home equity lending. Key servicing duties include: file maintenance, adjustments, payment reversals & coordinating the third party vendors, as loans are processed and funded.  Strong organization & time management skills, as well as, the desire to assist our members is key to the success of this position.  

DUTIES AND RESPONSIBILITIES

-  Coordinates the entire discharge of mortgage process.  This includes but is not limited to preparation of payoff letters to members and/or attorneys, preparing discharge documents, making certain that discharges are sent and appropriate checks are disbursed for filing, terminating flood certifications, disassemble and file closed folders. Monitors paid off loans to make sure proper fees are collected. Processes the release of mortgages with the respective counties.

-  Performs internal quality control procedures for home equity and flex mortgage loans to ensure compliance and adherence to policies, procedures and processes.  

-  Assist Real Estate Processors with communication to members, attorneys, realtors, appraisers and vendors to ensure timely scheduling and continuous progress with files. 

-  Facilitates creation & maintenance of log sheets, ordering of appraisals, consumer/business credit reports, flood certifications, EDR, title/stub searches, and Home Equity checks. Prepare folders for all residential real estate loans.

-  Manages consumer & real estate loan closing documents, which include affidavits, HUD settlement calculations and payoffs.  

-  Responsible for following up on post-closing documentation to ensure file completion and accuracy.

-  Processes & distributes Home Equity Line of Credit letters to members where the draw period has expired, collects necessary discharge fees.  

-  Review/prepare various weekly, monthly & quarterly reports (share secured, certificate secured, HELOC review date, auto-pay real estate loans, daily paid off & monthly paid off loans).

-  Review/prepare department monthly billing statements for approval.

-  Review & process all Mortgage Life & Disability Insurance cancellations & refunds.  

-  Performs loan servicing transactions & loan account maintenance for all loan types.

-  Follow up on Insurance (Homeowners & Flood) making certain the CU is adequately protected and properly insured.  File all insurance policies.

-  Protects the credit union’s interest in the recording of collateral for All loans.

-  Assists Lending Mngt. in maintaining of material changes to the department’s policy & procedures manuals.  As well as, maintaining the quality of the lending compliance including but not limited to, procedures & forms.

-  Works closely with Lending & Branches to obtain outstanding information for both new and existing mortgages.  

-  Completes special projects, as needed.

-  Performs all other duties, as may be assigned.

REQUIREMENTS

-  Three years of similar or related experience in loan operations/quality control environment.

-  Have thorough computer knowledge in Microsoft Excel and Word in order to create documents and spreadsheets.

-  Proven ability to summarize and present quality findings tactfully and professionally.

-  Strong credit,communication and problem solving skills.

-  Have thorough knowledge of Credit Union Loan operations.

-  Have complete knowledge of Credit Union loan policies and procedures. 

-  The ability to multi task, organize work and to instruct others with minimal supervision.

-  Team player with ability to adapt to changes.
